Disbursements
Disbursements are costs related to your matter that are payable to third parties, such as broker’s commission. We handle the payment of disbursements on your behalf to ensure a smoother process. Also, your new lender may require searches to be undertaken or for search insurance to be obtained.

These disbursements vary from lender to lender and broker to broker. We will notify you of these once we are informed.
You will need to add the searches expense (approximately £110) or search insurance premium (approximately £20 for a property of £200,000) and broker commission figure to the estimated total price which will provide an estimated total figure that you will need to complete the re-mortgage.
Who will deal with my matter?
Your matter will be dealt with by either Caroline Thompson who is a Solicitor and the Senior Partner of the practice and has overall supervision of the Department. Philip Horlock, a Senior Solicitor joined the practice in 2025. Tara Busby-Price, a conveyancing technician undertakes sales. Caroline and Philip both have over 20 years post qualification experience within this area of the law.
Stages of the Process
The precise stages involved in the remortgage of a residential property vary according to the circumstances. We will endeavour to complete a remortgage in between three to five weeks and will undertake the following services which are included in the fee and include some key stages:
- Take your instructions and give you initial advice
- Obtain redemption figures from your current lender
- Carry out any searches the new lender requires
- Send the mortgage deed to you for signature
- Agree a completion date (it will take approximately two to three weeks to reach this stage)
- Arrange for up to date redemption statements to be received from lender
- Request funds from new lender
- Complete remortgage
- Deal with payment of broker commission
- Deal with Land Registry application

*Our fee assumes that:
- This is a standard transaction and that no unforeseen matters arise including, for example (but not limited to), a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
- This is not an equity release mortgage
- The transaction is concluded in a timely manner and no unforeseen complications arise
- All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
- No indemnity policies are required. Additional disbursements may apply if indemnity policies are required
- Registration of the mortgage with HM Land Registry will be completed electronically through the secure Land Registry Portal
